December 2008 Weekly Motivational Ideas!
Inspirations that I hope will help you make more $$!!

Sam
Dear Sam,

Happy New Year! & Finally it's here!!

2008 is almost over and it is about time.  This year has been one of those years that will go down in history in a bad way that we'll be talking about for years.  Besides the bad news, there was plenty of good news too so the year was not all bad, but overall, I am ready for 2009 to start.

I've been working on a business plan to help my situation next year that should improve my numbers and that will be a welcome change.

How about you?  Are you ready for 2009 yet?  Well, now's the time to start getting ready.  When you do, put me in your business plans so I can help you make 2009 your best year ever!

The trend that I have noticed that has been happening across our nation and especially in our industry is that we are turning into a "bargain hunting" or "survival mode" economy.  People are not interested in buying unless they can get a deal like 60% off or 0% interest rates before making a non-essential buy decision.

This is causing home buyers to look for the foreclosures and then offering 20% off of that thinking the bank will take it or they will leave it.

So, with this way of thinking, we have to work harder to "sell" value and "opportunity" so buyers get emotionally charged and excited to buy from us and now.

Notice that I included myself in this and if you call me, I will help you with this so you can close more homes in 2009!

Quick note:  This is a great week to call all of your prospects up north that are stuck indoors with cool weather and tons of nasty snow outside.  Call them and brag about this gorgeous weather we are having.  I spent some time out riding bikes in shorts and a T-shirt this weekend and I hope you were able to enjoy this weather too!

NewYearsEveParty
Bring in the New Year right this year!

Are you getting out and bringing in the New Year with your family and friends?  Why not get out and bring in 2009 right this year and start your new year off right with some good networking.  Also, in case you are planning on singing Auld Lang Syne this New Year's Eve, I thought you might want to learn the words this year..

Auld Lang Syne Lyrics
by Robert Burns

Should auld acquaintance be forgot,
And never brought to mind?
Should auld acquaintance be forgot
And auld lang syne?

Chorus:

For auld lang syne, my dear,
For auld lang syne,
We'll tak a cup o' kindness yet
For auld lang syne!

We twa hae run about the braes,
And pu'd the gowans fine,
But we've wander'd mony a weary fit
Sin auld lang syne.

We twa hae paidl't in the burn
Frae morning sun till dine,
But seas between us braid hae roar'd
Sin auld lang syne.

And there's a hand, my trusty fiere,
And gie's a hand o' thine,
And we'll tak a right guid willie-waught
For auld lang syne!

And surely ye'll be your pint' stowp,
And surely I'll be mine,
And we'll tak a cup o' kindness yet
For auld lang syne!

Translation:

Should old acquaintances be forgotten,
And never brought to mind?
Should old acquaintances be forgotten,
And days of long ago !

Chorus:
For old long ago, my dear
For old long ago,
We will take a cup of kindness yet
For old long ago.

We two have run about the hillsides
And pulled the daisies fine,
But we have wandered many a weary foot
For old long ago.

We two have paddled (waded) in the stream
From noon until dinner time,
But seas between us broad have roared
Since old long ago.

And there is a hand, my trusty friend,
And give us a hand of yours,
And we will take a goodwill draught (of ale)
For old long ago!

And surely you will pay for your pint,
And surely I will pay for mine!
And we will take a cup of kindness yet
For old long ago!

Don't forget your designated driver if you are planning on drinking any champagne!

Tip of the Week:  The Push Method!

Toothpicksample
  Does this tempt you?

It happened to me again at the food court at South Park Mall in Charlotte Friday night!  I took a tasty sample on toothpicks from a Chinese restaurant worker and immediately decided to order a plate from their menu.  Since they gave me 2 different meat choices to try and since I liked both, I asked if I could get half of each!  They were very happy and friendly and they agreed in unison with bright smiles.

Well, just down the mall, there was another vendor with several attractive girls with lotion sample trays that were jumping out at mall shoppers trying to get them to take a sample.  I steered as far as I could away from them and they still managed to get my attention every time I passed them by shouting out at me.  I declined to accept their offer with each agitating attempt.  Even though they were pretty, their pushy sales methods were way over the top and most shoppers were also avoiding them.

Are there any lessons that we can draw from these examples?

Absolutely!

Why don't you put together a tasty offering on your business card of your services and tempt some prospects with this push method of sales?

Here are some ideas:
  1. Free First-Time Home Buyer Guide.
  2. Free "Just Listed" email notices customized for your wish list.
  3. Free Guide on How Stage a House for Showing.
  4. Free Tips for Listing Your Home in a Slow Market.
  5. Free Investor Guide for Home Flipping.
Notice the word "Free" that always appears in the offer?   This is critical in this market. Also, make sure to include some testimonies and contact information in each promotion to help them see your value and your personality too.  The main thing that these promotions do is to promote your ideas so they can understand how you work and so they will be sold on you before you really meet them.  Then, hand these business cards out with a nice simple promotional comment and big warm smile and see what happens.

For you listing agents, here are some ideas to entice your buyers with some tasty incentives on some "listing business cards" that you can promote with some catchy ads like:
  1. New washer/dryer installed if closes by end of February!
  2. Seller will repaint the entire inside to suit new buyers taste!
  3. New granite countertops in the kitchen!
  4. New high-speed desktop PC given to any buyer at closing!
  5. New 52" flat screen TV for the buyer that closes this month!
With many retailers offering tremendous discounts to move inventory, now is a great time to pick up some appliances at a deal that can help your sellers sell before their next mortgage payment is due!  Make sure to give plenty of these cards to your sellers too and make sure that they hand them out in a warm friendly manner.  Teach them a few things about sales and they'll learn to appreciate you better!

Before you do any of these things, take a look at your picture on your business card.  Do you look approachable, friendly and kind?  If not, get a new brighter, friendlier picture made and update your cards.

In the book I promoted last week, "Smile and Move", they made the point of saying that just being agreeable is not enough, you have to mean it.  For example, when asked to do something for someone, does your YES say, "yes, if I have to" or "yes, it would be my pleasure?"

Some people really have a hard time with this while it comes natural for others.  If you look at the successful sales people, you are going to find the latter, more than likely.  Also, make sure your cards portray you in this manner too.

Be like the Chinese restaurant vendor and be pleasant in your offering and let your sample sell you for you!

This book also mentioned a study that says that people will remember their very best "peak" encounters (their emotionally-intense moments).  When you go beyond expectations, you can create peak experiences and leave people with wonderful memories...

In case you missed it, here's the link for this book.

Here's another neat idea to help you make your business take off in 2009!  Refer your prospects to call me by saying "I can have my personal mortgage advisor close your loan with a great rate and fast and easy processing!"  This will make me Smile and Move too!

Weekly Mortgage Commentary Snippet
Rate Lock Advisory -  Sunday, Dec 28th.

lokloklokflot

This week brings us the release of only two pieces of economic news that are relevant to mortgage rates.  It is another holiday-shortened week with the New Years Day holiday Thursday, so the data may have a heavier impact on trading than usual if it varies from forecasts by much.  The bond market will close early Tuesday and possibly Friday as they did last week.  With that type of schedule, many traders will not be working Wednesday or Friday, so any unexpected news or data may lead to a larger than usual reaction in the markets.

There is no relevant news scheduled for tomorrow.  Look for any significant changes in stocks to drive bond trading and mortgage rates. If the major stock indexes remain fairly calm, it is possible that bond prices and mortgage rates may follow suit.  However, I still believe there is a possibility of seeing year-end weakness in bonds that may drive mortgage rates higher.  Accordingly, I am still recommending to proceed with caution of still floating an interest rate.
